I attended Jason Kogok's March 2024 "Playing the Long Game with Short Term Rentals" course. My wife and I are transitioning from employment to retirement and are seeking ways to diversify retirement income streams. I am the numbers person and my wife is the creative person. We have fantasies and pre-conceived notions of what the STR life is about based on Google searches, books, websites, etc. I had an inkling that these sources were promoting the dreamy low risk/high reward lifestyle...and I was right. Jason's seminar was "for real". Not saying that buying and running a STR couldn't be a wonderful vocational lifestyle, but the seminar painted realistic risks and rewards, and laid out 90% of the issues which need to be addressed if someone chose to dive into this kind of investment. The topics I especially appreciated were: 1. Prioritizing "value-adds" - optimizing the guest experience 2. Cash flow analysis 3. Working with Airbnb and VRBO software from the owner's perspective 4. Best practices of getting along with the neighbors It was a terrific seminar for my wife and me. I believe Investor's Wealth Education hosts multiple real estate investment seminars in-person and virtually which my wife and I plan to attend to deepen our understanding of the STR and long-term rentals in order to minimize our financial risks. 8/15/24 I took Jason's class, "Buying Time With Money", today. My biggest takeaway was "run the numbers". Yes the phrase is a bit cliche, but Jason, ran through an exhaustive cash flow analysis case which demonstrated the areas to analyze AND the importance of doing the upfront financial work. That way you know what you are getting into NOW versus finding yourself worse off financially 15 years down the road. Thanks again, Jason.
